Concrete contractors in Cutler Bay, FL

Also Palmetto Bay, Princeton and the homes along US-1 south

Cutler Bay checks driveways more closely than most of Miami-Dade. The town's driveway permit asks for a boundary survey showing the new drive, a front-yard coverage worksheet, a covenant for the apron in the right-of-way, a $130 review fee up front and a topographic survey at final inspection. A contractor who doesn't know that will quote you without it. Call (786) 686-1048 and we'll connect you with an independent concrete contractor who works Cutler Bay, Palmetto Bay and Princeton, whether it's a stamped driveway on a two-story Mediterranean, a pool deck under the screen, or a widened drive for one more car. Ask whether the survey costs are in the quote.

What usually brings the call

  • The builder's grey driveway is tired.Stamped or pavers to match the barrel tile and stucco.
  • A pool deck from the 90s or 2000s.Resurface the slab or overlay it with pavers.
  • The town turned down a permit.Coverage limits and surveys are the usual reasons.

What the Town of Cutler Bay asks for

  • Permit application and the driveway detail with the material, two copies.
  • A boundary survey showing the driveway's location, size and setbacks.
  • Front-yard coverage and lot coverage worksheets.
  • A covenant of construction for the apron connecting to the street.
  • A $130 review fee paid up front.
  • A topographic survey at final inspection.

Since 2021 the town has also required a survey under six months old for any project that adds paved area, and a post-construction topographic survey for slabs or pools that change drainage. Building Division: (305) 234-4193.

From the town's 2026 driveway checklist, checked October 2026.

Why it's set up that way

The surveys are about drainage. Every square foot of new concrete is rain that used to soak into the lawn, so the town counts it and checks the grade when the job's done. That's the practical reason to ask your contractor where the water goes: toward the street and the swale, not toward your garage or the neighbor's yard.

If your lot is near its coverage limit, pavers or a narrower drive may get approved where a full-width slab won't. A contractor who's pulled permits here will tell you that before you pick a design.
