For the cool deck that's flaking, the coating that's peeling, and the slab with cracks along the coping
"Two weeks later, same deal." That's how a lot of pool deck stories go: the coating is flaking and peeling again, the crew comes back, sands, recoats, and it fails a second time. Almost always the problem is under the new coat, either old paint left on or a slab that isn't sound. Call (786) 686-1048 and we'll connect you with an independent pool deck contractor serving your part of Miami-Dade. Before anyone quotes a color, ask them to check for hollow spots, take the old coating up, patch the cracks, and tell you honestly whether the slab is worth resurfacing.
"We don't want just a bandaid."If the concrete underneath is sound, a resurface can buy years. If it's hollow or heaving, it can't.
"Darn near an ice rink."Texture and no wet-look sealer keep a deck walkable when it's wet.
"Rust color that keeps popping up."Fertilizer, furniture and some stone cause it. Ask about it before you pick a light finish.

How these jobs usually go bad
"Two weeks later, same deal"
The new coat looked great for a couple of weeks, then started lifting in patches. The usual cause is prep: a new coat sprayed over old paint or a chalky surface has nothing to grip. A good job starts by taking the failing coating off, not covering it.
"That was all he was willing to do"
The deck failed inside a year, and the contractor offered a patch, or blamed the soil. A warranty is only worth what the person behind it is worth, so the scope in writing matters more: what gets removed, what gets patched, which product, how many coats, and what happens if it peels.
"Should have just gotten cool deck"
Travertine or pavers laid over the old slab looked like an upgrade, then cracked at the coping or started rocking underfoot "like trap doors". A paver overlay is only as stable as the slab and the edge under it.
Deck peeling, cracked or slick? Call and we'll connect you with a pool deck contractor serving your area.
Ask exactly what happens before the new surface goes down: pressure cleaning, grinding or stripping the old coating, cutting out loose or hollow areas, filling cracks, and treating the joint along the coping. Then ask how long the deck must stay dry before and after, because a Miami afternoon shower on a fresh coat can wash it off.
Peeling, flaking and rain-ruined coats made up 27 of the 137 stories we read.
"Isn't going to stand behind their work"
You can't fix a bad warranty after the fact, so set the terms before the job. Get the scope itemized, don't pay most of it up front, hold the last payment until the deck has been rained on and walked on, and ask to see a deck they did five or more years ago.
Nineteen people described a contractor who wouldn't come back, or one who left with the deposit.
"Unsafe when wet with small children"
A smooth, glossy finish is the slick one. Knockdown and spray textures, a brushed finish, or a grip additive in the sealer keep a deck walkable. See a sample wet before you choose. And a light color stays cooler underfoot than a dark one in the afternoon sun.
Nine people wrote about slips. One ended in the ER.
What pool deck resurfacing costs
The contractor sets the price after seeing the deck. These are figures people posted from Florida, so you know the range.
What was posted
Price
About 1,200 sq ft in South Florida: remove loose areas, patch, knockdown texture, coping included (a quote, the poster asked if it was fair)
$7,300 (about $6/sq ft)
Deck redone with new cool deck, Orlando
under $6,000
Deck resurfacing as part of a larger pool job, central Florida
$9,500
What moves the number: the size, how much loose or hollow area has to be cut out, cracks, the coping, the product (acrylic spray texture, cool deck, a polymer overlay or pavers), and how many colors. Tearing out and repouring costs far more than resurfacing, which is why the honest "is the slab sound?" answer is worth getting first.
Signs you've found a careful crew
They check whether the slab is sound, tapping for hollow spots, before recommending a resurface.
The quote lists the prep: old coating removed, loose areas cut out, cracks patched.
You pay a modest deposit, not most of the job.
A slip-resistant texture, and no wet-look sealer by the water.
No coating with rain coming or in the heaviest humidity.
Decks you can see that they did years ago.
The coping is in the scope, not an extra.
Miami pool decks: what's specific here
Under the screen enclosure
Most South Miami-Dade pools sit inside a screen cage. Crews work around the posts, and spray texture drifts, so ask how they protect the screens, the pool water and the house walls.
Rust stains
South Florida owners describe rust that "keeps popping up", from lawn fertilizer, aluminum furniture or iron in some stone. Ask what the finish does with rust before choosing a light color, and keep fertilizer off the deck.
Rain and humidity
Coatings need a dry deck and a dry forecast. From June to October that usually means a morning start and a plan for the afternoon storm.
HOAs and condo boards
Some associations approve deck colors, and condo boards may want their engineer involved before concrete work. Ask before you choose.
What the job looks like
Connected
Your zip code and "pool deck" is all it takes to reach someone who does decks in your area.
Deck check
They look for hollow spots, cracks, loose coating and rust, and tell you resurface or replace.
Written scope
Prep, product, texture, color and coping, itemized.
Prep and coat
Usually a few days, depending on size, repairs and weather.
Cure
Stay off it for the time the product needs, then walk it together before the final payment.
Cracks at the coping, and how long it lasts
"Cracking and separating right next to the pool"
A crack along the coping is usually the joint between the pool and the deck moving. It needs a flexible joint, not just more coating, or it comes straight back through.
"Fall apart in 2-3 years"
A resurface over a sound, well-prepped slab lasts much longer than that, and needs a clean and reseal every few years. Over a bad slab, nothing lasts.
Pool deck questions
Cool decking is flaking and losing color, what are my options?
If the slab underneath is sound, the old coating can be removed and the deck recoated with a new texture. If the slab is cracked through, hollow or heaving, recoating won't hold, and replacing that section or the whole deck is the honest answer.
Is the wet-look sealer too slippery for pool decks?
It can be. A gloss sealer makes a deck slick when wet. Around a pool, a matte sealer, a grip additive or a textured finish is safer.
Does $7,300 for a 1,200 square foot pool deck sound fair in Florida?
That's about $6 a square foot including repairs, texture and the coping, in line with other Florida figures posted online. Compare quotes line by line: the prep and repairs are where they differ most.
Is it poor surface preparation if a new coating fails in weeks?
Usually. A coating sprayed over old paint, dirt or a damp slab doesn't bond. Ask the contractor to show you what they'll remove before they recoat.
Should I resurface or tear out the whole deck?
If the concrete is structurally sound, resurfacing is the cheaper fix. If it's hollow, sinking or broken up, a resurface is a bandaid, and replacement makes more sense.
