Epoxy and polyaspartic flake floors for the garage, done on a slab that's been ground first
The epoxy regret we read about most had nothing to do with color. The installer did not grind the old residue down to concrete, and now you can see the old floor through the epoxy, or it peels under the tires. Coatings bond to clean, ground concrete, and skipping the grind is the shortcut you can't see on day one. Call (786) 686-1048 and we'll connect you with an independent floor coating contractor serving your part of Miami-Dade. Ask what grinder they use on the whole floor, whether they test the slab for moisture, and what they add to the topcoat so it isn't slick when wet.
"How to avoid bubbling in high humidity."A moisture test before coating, not after it fails.
"Very very slippery when it gets wet."Flakes alone aren't enough; ask for grit in the topcoat.
"The section near the garage door has turned amber."A UV-stable topcoat for the strip the sun hits.

Garage floor stories we kept reading
"That concrete does not look grinded nearly enough"
The crew ran a small grinder around the edges, or acid-washed it instead, and the coating went on top. It looked fine for a few months. Then it lifted under the tires. Ask to see the floor after grinding and before the first coat goes down.
"I started seeing bubbles pop up everywhere"
Moisture coming up through the slab pushes the coating off from underneath. In a humid climate, or on a slab that floods in a heavy rain, it has to be tested and dealt with before coating.
"If you buy from a box store, it will fail"
The weekend kit came with a roller and an etch, and part of the floor stayed sticky or peeled within a year. Some Miami homeowners have done it themselves and been happy. The ones who weren't mostly skipped the grind.

Ask for a full diamond grind with a walk-behind grinder, cracks and pits filled, dust vacuumed, then the coating. A quote that says acid etch only, or a whole job in a single day with no grinding, is the warning sign.
Skipped prep showed up in 17 of the 132 stories we read, more than anything else.
"Worried about it bubbling/flaking up from moisture"
Ask whether they test the slab's moisture before coating and what they do if it's high. Read the warranty for a moisture exclusion: in some stories, "moisture" is how a warranty claim got turned down after the floor failed.
Fifteen people described bubbles, or moisture pushing the coating up from below.
"Even with the flakes it's slick"
Rain blows in under a Miami garage door and wet tires track it in. Ask for an anti-slip aggregate in the topcoat and stand on a wet sample before you choose.
Twelve homeowners said theirs gets slippery when wet, flakes or no flakes.
What a garage floor coating costs
The two Miami prices in our research were do-it-yourself jobs: about $1,100 for a two-car garage including a rented grinder, and a Doral homeowner who did it for "about 1/3 or less" of a quote they'd had. A hired job costs more because of the grinding equipment, the coating system and the labor. The contractor quotes after seeing the slab.
What moves the number: garage size, cracks and pits to fill, removing old paint or coating, the system (epoxy base with a polyaspartic or urethane topcoat is common), full or partial flake, and the anti-slip additive.
What a careful installer tells you up front
Full grind written into the quote, not just "prep".

Miami garages: sun, rain and heat
The sunny strip by the door
Many epoxies yellow in sunlight, and the first few feet inside an open garage door get the most. A UV-stable topcoat keeps that strip the same color as the rest.
Hot tires
Tires coming off a hot road can pull a poorly bonded coating up. Good prep is the fix; mats are the workaround installers suggest after the fact.
Fresh slabs
A brand-new garage slab needs to cure for months before coating. How long depends on the slab, and the contractor should tell you.
How the job goes
Connected
Say it's a garage floor and give your zip code. You're put through to a coating installer who works your area.
Look at the slab
Cracks, old coatings, moisture, and the size.
Written quote
Grind, repairs, system, flake and topcoat, itemized.
Grind and repair
Full grind, cracks filled, dust removed.
Coat and cure
Base, flake, topcoat. Walk on it when they say, park on it after the full cure.
Small stuff that still matters
"Really hard to find dropped nuts and bolts"
A busy full-flake floor hides small parts. If you work on cars or projects in the garage, a lighter flake blend or a solid color helps.
"It yellowed within weeks of having it done"
That's usually an epoxy topcoat in the sun. If your garage door stays open, a UV-stable topcoat is worth paying for.
Epoxy floor questions
Slippery when wet, what can I do about it?
A new topcoat with an anti-slip aggregate mixed in fixes most floors. Rugs at the door help in the meantime.
How do I avoid epoxy bubbling in high humidity in a Florida garage?
Test the slab for moisture first, coat on a dry day with the door closed if it's humid, and use a system rated for the moisture level found. Bubbles from slab moisture can't be fixed by more coats on top.
What questions should I ask before hiring a garage floor coating contractor?
How they grind and how much of the floor, whether they test moisture, which base and topcoat products, whether the topcoat is UV-stable and anti-slip, what the warranty excludes, and when you can park on it.
Is a DIY box store kit or a professional floor better?
A kit can work if you grind the whole floor properly, which means renting a grinder. Most kit failures come from rolling it onto etched or dirty concrete. A professional job costs more and should come with real prep and a warranty.
